Planning Commission Recommendation
On May 2, 2018, the Planning Commission finalized its recommendations to the City Council concerning the 2018 Amendments to the Comprehensive Plan and Land Use Regulatory Code.
The Commission is recommending the following five applications for adoption: (1) Vehicle Service and Repair: Outdoor Storage; (2) S. 80th Street PDB Rezone; (3) Transportation Master Plan Amendments; (4) Open Space Corridors Phase 1; and (5) Plan and Code Cleanups. For the other two applications included in the amendment package, the Commission recommends that the City Council not adopt the proposal for Car Wash Uses in Neighborhood Centers and has provided no recommendation pertaining to the proposed C-2 Commercial View Sensitive District Height Methodology amendment. Planning Commission Public Hearing
The Planning Commission conducted a public hearing on April 4, 2018 on the proposed 2018 Amendments to the Comprehensive Plan and Land Use Regulatory Code. The Commission is expected to make a recommendation to the City Council on May 2, 2018.

Open House Held on January 10, 2018

Assessment of Applications for 2018 Amendment
On June 7, 2017, the Planning Commission completed the assessment for all private and public applications, in accordance with the procedural requirements of TMC 13.02.045. All applications will be moved into the technical analysis stage, except two that are to be incorporated into other relevant studies. See the Commission-approved Assessment Report for the 2017-2018 Amendment.
Private Applications Received
As of March 31, 2017, the City has received the following six applications for 2017-2018 Amendment:
- "Car Wash Rezone" - seeking rezone of two parcels at 6th Avenue and S. Howard Street from NCX to UCX to allow car washing facilities.
- "Outdoor Tire Storage" - seeking code revisions to allow for outdoor storage of tires in C-2 with screening and other appropriate standards.
- "S. 80th Street Rezone (PDB)" - seeking code and Comprehensive Plan amendments to rezone a property on S. 80th from PDB to M-1.
- "NE Tacoma Buffer Zone" - seeking to establish a buffer zone between residential areas of Northeast Tacoma and the industrial Tideflats.
- "Design Review in MUCs" - seeking Comprehensive Plan amendment and requesting design review for buildings in Mixed-Use Centers.
- "VSD Height Measurement" - seeking code revisions to amend how building height is measured in View Sensitive Overlay District.
