Tacoma Kicks Off Residential Infill Pilot Program
The City of Tacoma is launching a Residential Infill Pilot Program. This program invites developers and property owners to propose designs for four infill housing types, as part of a competitive design review process. The results of the Pilot Program will assist City Council in making decisions, at the conclusion of the pilot, about future infill housing types and appropriate zoning districts.
Residential infill - the building of housing units into already established areas - is an important part of providing improved housing choice, quality and affordability in Tacoma’s neighborhoods. Under the pilot, up to three of each of the following housing types can be constructed: Detached Accessory Dwelling Units, two-family housing, small-scale multifamily housing and cottage housing.
The City invites citizens and developers interested in infill housing to consider participating in the Infill Pilot. To help navigate the Pilot Program process, a handbook has been created to explain the housing types, where they can be located and how projects will be reviewed. The handbook also provides design guidance to ensure that infill is compatible with existing neighborhood patterns and ways to identify potential design challenges.
Throughout the Pilot Program, the community will be invited to give feedback on project principles and specific proposals. Over the coming months, City staff will introduce the program to Neighborhood Councils and other local neighborhood groups.
